Chelmsford is Essex’s county town and a city, with a direct train service to London Liverpool Street in around 35 minutes. Its mix of city-centre flats, new neighbourhoods and established suburbs gives first time buyers several kinds of home to consider.

We take you through your borrowing, your deposit and each stage of the purchase so you know where you stand before you make an offer.

Buying your first home in Chelmsford

Chelmsford has a lot of new homes, from city-centre apartments and developments around Chelmer Waterside to new neighbourhoods on the edge of the city. If you are buying a new-build, there are extra points to understand, such as the reservation process, the time it can take for the home to be completed, and how a lender values a property that has not been lived in before.

Flats are usually leasehold, which means you own the home for a fixed length of time and may pay ground rent and a service charge. Lenders look at the remaining length of the lease and the level of these costs, and some ask for further checks on larger or taller buildings. We will explain what to look for in the paperwork so there are no surprises when your solicitor reports back.

Frequently asked questions

Is it harder to get a mortgage on a new-build flat in Chelmsford?

It can be, as some lenders limit lending on new-build flats or ask for a larger deposit. A number of lenders do lend on them, and we can explain which points apply to the development you are looking at.

What is leasehold, and does it matter when I buy my first flat?

Leasehold means you own the flat for a set number of years rather than owning the building. Lenders look at how many years remain and the ground rent and service charge, so these should be checked before you commit.

How much deposit do I need?

It depends on the lender and the mortgage. Generally, a larger deposit gives you more choice, but some lenders accept smaller deposits. We will look at your position and explain what may be possible.

Can I get a mortgage if I am self-employed?

Many lenders will consider self-employed applicants. They usually ask for accounts or tax records covering recent years, and each lender looks at your income in its own way.
